Penny Goh is Head of Corporate Real Estate. She regularly acts for domestic and foreign investors, government-linked and public-listed corporations, property funds, asset managers and other institutional real estate advisors, in all aspects of corporate real estate transactions. Her areas of specialisation include real estate investment trusts, private equity property funds, regional investments, direct and indirect acquisitions, joint development schemes and asset restructuring.

Transactions in which she has been involved include advising:

 

a property fund managed by Pramerica Real Estate in its acquisition of a 99-year leasehold white site in Singapore at Serangoon Central at an acquisition price of over S$800 million, the site is to be developed into a commercial development to be integrated with the mass rapid transit station;

the listed fund manager ARA Asset Management Limited in the establishment of ARA Asia Dragon fund, a US$1.2 billion private equity closed-end property fund with leading US pension fund CaIPERS as a major investor, to invest in real estate in Asia with primary focus on China, Singapore, Hong Kong and Malaysia;

Saudi Arabian wealth management company Saudi Economic and Development Company in a S$760 million joint venture with listed Keppel Land Limited for the acquisition and development of landmark waterfront projects in Jeddah, Saudi Arabia;

a subsidiary of Government of Singapore Investment Corporation (Realty) Pte Ltd in its investment in a major commercial complex in Fukuoka, Japan comprising hotel, retail malls and baseball dome through a complex structure with the use of Tokutei Mokuteki Kaisha, bonds and other loan structures, with a value of over S$1.5 billion;

in the structuring, negotiating and finalising of various agreements in the divestment of the Raffles City complex in Singapore comprising two hotels, convention centre, office tower and retail mall for a divestment value of over S$2 billion; and

a Bahrain based investment fund in acquiring a majority interest in a Shariah compliant property fund, and the acquisition of a portfolio of over 60 industrial buildings, with transaction value of over $1.71 billion.

A graduate of the National University of Singapore with an LLB (Hons) degree and a member of the Singapore Bar, she has been a Partner since 1982. She is recommended as a leading specialist in corporate real estate practice by a number of legal publications including Chambers Asia, IFLR 1000 and The Asia Pacific Legal 500. She has also been nominated by her peers to appear in The International Who’s Who of Real Estate Lawyers.
